Terms and Conditions

By booking your holiday at Taigh an tursa you agree to the following terms and conditions:

Booking and Payment

The owners will accept a provisional booking and reserve the house for your holiday provided that we receive a deposit of £100 per week from you within 7 working days. A confirmation of your booking will be sent by post or email, upon receipt of this deposit. The balance of the cost of the holiday is due 30 days before you arrive. No further reminders will be sent. The full rental cost is required if your stay is less than 30 days after booking.

Cancellation and Insurance

Once you have booked your holiday, our agreement with you is a legal contract. If you cannot go on holiday and the house cannot be re-let, you are liable to pay for the booking in full, even if you cancel before paying the balance. If we succeed in re-letting the house for that same period, we will deduct from you what you owe us (or refund to you) any such rentals received less your deposit, which is always non-refundable. Any cancellation must be confirmed to the owners in writing. For these reasons we strongly recommend that you take out cancellation insurance for your holiday. Non-availability of house as booked

We would only cancel your holiday if the house was unavailable for reasons beyond our reasonable control. We would attempt to notify you of possible alternative accommodation in the area and refund to you all monies paid for the holiday. Our liability to you would not extend beyond this refund.

Arrival

Your accommodation will be ready for you from 4.00pm on the day of arrival, unless otherwise agreed in advance. Early arrival is not permitted unless agreed prior to the day of arrival.

Departure

We strictly require that you vacate the house by 10am on the morning of your departure. To assist our cleaners and ensure prompt entry for our next guests, we ask that you leave the property in a clean and tidy condition.

Additional charges

The use of Linen is inclusive in your holiday cost.
An honesty box is provided for payment for the following sundry costs incurred during your stay as follows:

  • £4.00 per scuttle of coal
  • Electricity - A meter reading at the start and end of your holiday should be taken and noted in the book provided, cost calculated and payment made on departure.
  • Excessive Cleaning – a £50 charge will be made if it is deemed the house has not been left reasonably clean. This charge will be levied to you in the form of an invoice and sent to your home address.

Liability

We do not accept responsibility for injury to persons or loss/damage to possessions unless caused by proven negligent act or omission of ourselves, our employees or contractors, or agents of the same, whilst acting in the course of their employment. This includes loss or damage to vehicles and their contents, and to the personal possessions you bring with you.

Complaints

Should you find any faults or have any complaints during your stay, please advise the caretaker immediately so that any appropriate action can be taken. Any unresolved disputes may be referred to arbitration. Refunds will not be made if notification of any complaint is not made to the housekeeper while you are still at the Property.

Damage and Breakages

You are responsible for any breakages or damage you or your pets cause to the house and it’s contents. Please record these in the breakages book. An invoice will be issued if the breakage is considered to have been caused by your negligence..

Web Site and Brochure

We make every effort to ensure that the information and description contained on our web site is accurate. We do however reserve the right to make small changes and we accept no liability for minor inaccuracies.

Pets

Well behaved dogs are welcome at Taigh but must be declared on the booking form. No more than 2 dogs are permitted without agreement by the owners and please note that dogs are not allowed in the bedrooms or on any furniture. We make a small charge for the wear and tear dogs make to the house of £15 per dog. You are responsible for the costs of repair or renewal for any damage caused by your pets. Please clear the garden of any dog waste prior to departure. Failure to do so will be regarded as excessive cleaning and incur our excessive cleaning charge of £50. No other pets are permitted without agreement by the owners.

Smoking

Taigh is a strictly NO SMOKING house. Smoking is permitted outside, but please dispose of all smoking material safely, hygienically and with due consideration to your surroundings. Please do NOT drop stubs etc on the ground. Any infringement of this request will incur the excessive cleaning charge of £50

Sauna

The sauna is in the corner of the Games Room. Light and heater switches are on the wall to the right of the door. Allow approx half hour for the sauna to heat up before use. The heater is expensive to run so please remember to turn off to avoid creating a big electricity bill payable at the end of your stay. Water may be poured in small quantities on the heater to create the desired humidity. Children under 12 are not permitted to use the sauna under any circumstances for safety reasons, and teenagers should be supervised at all times. You are advised not to use the sauna for more than 15–30 minutes maximum. Pregnant women and those with health conditions (eg heart problems or high blood pressure) which may be affected by the sauna are advised not to use it. Persons using it do so at their own risk and the owners accept no liability for any adverse effects caused by its use.

Games Room

Please use this facility with respect.

  • Children under 13 years are to be closely supervised by an adult.
  • Children under 10 may not use the snooker table or darts.
  • Do not sit, lean heavily or place drinks on the snooker table.
  • Please note that this is a non-smoking area.

Pond

You are advised that the pond is deep in places and therefore children and non swimmers should be supervised while outside at all times. No liability can be accepted by the owners of any accident incurred. Do not allow dogs to swim in the pond.

Cleaning on departure

You agree to keep the accommodation clean and tidy. The following basic level of cleanliness is required on departure;

  • Cooker, oven and grill left clean
  • Floors swept.
  • Crockery and cutlery washed/dried and put away.
  • Toilets cleaned.
  • Carpets vacuumed.
  • Obvious spills and stains removed.
  • Any furniture moved, restored to original position.
  • Barbeque left clean.
  • Bins emptied into wheelie bins and bottles into bin provided. Wheelie bins must be put out on the road on Thursday evening. No loose bin bags to be left, bin men will not take them but wildlife will!

Failure to meet this standard will result in the excessive cleaning charge of £50

Problems & Complaints

Every effort has been made to ensure that you have an enjoyable and memorable holiday and to date we have had no serious complaints or problems! If however, you have any problem or cause for complaint it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to return! If you have any cause for complaint during your holiday at Taigh please notify the Caretaker who will make all reasonable efforts to assist and resolve the issue. The owners will not normally make any refund or recompense in respect of a complaint made after departure if the complaint was not made known to the Caretaker during the holiday rental period. Occupation of the Property

You must not use the house for any purpose other than that of a holiday.

The number of people staying in the Property must not exceed 6 plus a baby in a cot without the agreement of the owners.

Same sex parties, or person under 25 years wishing to book Taigh an tursa must disclose this information and discuss with the owner prior to booking.

The use of tents or sleeping in motor vehicles adjacent to the Property is not permitted.

You must not use the Property for any activity or in such a way as to cause nuisance or annoyance to neighbours.

You and your guests must comply with any reasonable regulations relating to the Property, which are communicated to you on your arrival at the Property.

You must allow anyone authorised by the owners to enter the house during the holiday. They will endeavour to give you reasonable notice of such a visit except in an emergency when immediate access must be allowed.

Tenancy

This Agreement is for the purposes of a holiday rental only and does not create the relationship of Landlord and Tenant between you and the owners. You will not be entitled to a tenancy or to any other form of statutory security of tenure as a result of this Agreement.

Lost Property

The owners shall not be responsible for loss or damage to any of your belongings or for any injuries sustained by you or any of your guests unless caused by the negligence or default of the owners.

Data Protection

  All personal data provided to the owners will be held and processed in accordance with the requirements of the 1998 Data Protection Act. We will keep your personal data safe and secure. We will not share it with other organisations without your knowledge and consent, unless required by law to do so.

By signing the Booking Form you agree that you are over 25 years of age and that you accept full responsibility for all payments due and for the consequences of any actions of all persons who will use the house during your holiday.
